Formal Handover from Lodge Park


I have just returned from a meeting with Lodge Park, which was arranged to discuss formal handover of communal items from them to Waterside Management Company.

Lodge Park have agreed to list all items that they believe should be included and will forward this to me as soon as it is available. In the meantime it is important that we create a list of anything that we are not happy with or are unsure about in relation to the shared area “the courtyard”. Personal items that are within the boundary of your own property are of course not applicable and should be addressed personally on your own snag lists.

I would like to formulate a list of all items and return this to Lodge Park by Monday 30th January, which is just under a week away, so please consider this without delay. Any items for the list can be emailed to me at my email address or posted through the door at No. 27. Please ensure that the items are clear and indicate who it is that has identified then, so that I can get further clarification if needed.

The items I have listed so far are:
  1. Surface water overflow drains – one appears to have an internal cover that needs removing. 
  2. External security light (under arch), not working.

    Just a quick update from Lodge Park Ltd regarding 'handover'. We are waiting for some more details from our solicitors to clarify the situation, but it would appear that legal handover took place many months ago and it appears from your blog dated 22nd March that you are aware of this.

    The handover of the landlords electric meter has now been cleared up and we have paid the call out charge from e-on. Eon Ref No: 727390

    We are currently looking into the issues raised regarding the courtyard and we have our guys on site today sorting a few items out.

    1. Thanks Charlie. Not sure how you came across this but a useful find none the less.

      The March entry was for the legal rights to 'The Company' as opposed to any agreement and severance between the Company and Lodge Park.

      I have also been in discussions with E.ON and cleared up the loose ends from here.

      I'll wait to hear from you on the overall state of affairs but would like to emphasis that we have not signed any paper indicating that we take on and accept all responsibility from Lodge Park and likewise Lodge Park does not have one with our signature on absolving it from any responsibility. That is what I want to accomplish so that both parties are quite clear in where any responsibilities lie (or not). This is highlighted by the E.ON situation that has just occurred.

      I believe our discussions last week, with Steve have already moved us closer to a conclusion that we will be happy with.
